The benefits of using an ARMA Member
ARMA (The Association of Residential Managing Agents) was founded in 1991 to set standards in residential block management, to promote professionalism in the sector, and to produce information and advice for leaseholders.
If you are a landlord looking to change your managing agents for a portfolio of block properties it is worth remembering that the residential leasehold sector remains unregulated.
However, anyone can be a managing agent, start collecting service charges and have no relevant qualifications or experience. This has resulted in landlords receiving poor service and huge levels of service inconsistences.
Charles Cox is an accredited ARMA member
At Charles Cox we are ARMA accredited members, and this means we meet ARMA’s Consumer Charter & Standards. The ARMA Charter is a bespoke set of professional standards aimed at protecting landlords and leaseholders and assuring best practice across all areas of residential leasehold block property management.
Anyone appointing an ARMA agent can be assured they will conform to the highest standards. ARMA managing agents are independently regulated; service charges are held legally and safely in a separate client bank account (which is required by law), and the fact that money is held securely allows you complete peace of mind.
An ARMA agent must prove they have two years’ experience in residential property management and have professional indemnity insurance to cover against inadequate advice and negligence. Charles Cox Ltd has over 10 years of experience in the industry.
Experienced block management agents
All ARMA members must comply with 190 rigorous industry standards, these include being fully versed with the structure and meaning of leases and a thorough knowledge of Landlord and Tenant legislation.
Every block is unique and has its own specific needs. We pride ourselves in being able to tailor our services to each property block’s needs. We are pro-active in managing the maintenance and upkeep of our buildings’ exteriors and communal areas and have a surveyor, and trainee surveyor, on our team.
High standards of customer service
In addition to being committed to best practice, at Charles Cox, we believe good customer service is essential. We demonstrate high standards of service to both the property freeholder, and the tenants.
We are bound by professional standards and our experienced team has an impressive range of qualifications, which they are improving continuously.
As ARMA agents, we feel it is important to provide the best customer service when managing a property whether we are working with the leaseholder, a resident’s association, landlord or freeholder. At Charles Cox, we are committed to the highest standards of residential property management and are proud of the growth we have achieved through recommendation and hard work.
