A seamless management handover for clients
We understand that the block management handover process can be complicated and time-consuming, particularly if the transfer is from an old managing agent to a new one. We have developed a process that includes managing the communication and coordination with the previous managing agent, so you don’t have to worry about it.
Everything is taken care of including documentation, service charge accounts and financial matters
When we take over the management of a block of flats or apartments, we will handle everything with the previous managing agent. We will obtain all necessary documentation from them, including service charge accounts, reserve funds, and other financial records. We will also coordinate with them to ensure that all necessary information is transferred to us in a timely and efficient manner.
If there are any ongoing issues or concerns related to the management of the property, we will work with the previous managing agent to address them before the handover process is complete. This may include resolving outstanding repairs, collecting outstanding debts or disputes, or addressing any other concerns that need to be resolved before the transfer of management responsibilities.
A detailed report with full communications
Once we have completed the handover process, we will provide a detailed report outlining all aspects of the transfer, including any issues or concerns that were identified and how they were addressed. We will also ensure that all parties involved in the handover process are informed of the transfer and that everyone is aware of their responsibilities going forward.
What the handover processes typically involves:
- Documentation review: The new property manager will review all relevant documentation, such as lease agreements, rental payment records, maintenance requests, and any other relevant documents related to the property.
- Property inspection: The new property manager will conduct a thorough inspection of the property to identify any maintenance or repair issues that need to be addressed.
- Communication with tenants: The new property manager will communicate with tenants to introduce themselves and inform them of any changes to the management of the property.
- Transfer of funds: Any security deposits, rent payments, or other funds that were previously managed by the outgoing property manager will be transferred to the new property manager.
- Notification of service providers: The new property manager will notify any service providers, such as landscapers, maintenance technicians, or cleaning services, of the change in management.
